The Flaxby is offering a guaranteed 7.5% return from your investment for 8 years after which you will receive 50% of the revenue generated less, of course, some running costs. Furthermore The Flaxby will guarantee to either buy back or re-sell your room at any time if you need to release your equity.

Owning a hotel room differs from a traditional property investment in many ways, all of
which add up to create a much easier investment. There are no void periods like
you would find in some rental properties, there are no maintenance issues, and for
the first 8 years there are no costs at all so you receive the full 7.5% return.

Frequently Asked Questions

Q. How does the Guaranteed buy back work?

A. There is a call option in the lease which allows you as the client to sell the property back to us for the purchase price at any time during the 8 year guarantee should you need to cash in your investment.

Q. How does the guaranteed return work?

A. This works as a lease back by the hotel management company that will pay 7.5% of the contract price per annum. This will be paid monthly into an allocated bank account in 12 equal instalments per year.

Q. Can I use my room in the hotel?

A. No this is an investment and the leaseback hands the property back to the hotel management company for 8 years. However you are welcome to stay as a guest and as an owner you will qualify for a Platinum Priority card
which will offer discounts and offers on hotel rates, spa facilities etc.

Q. What happens after the 8 year guarantee?

A. After the 8 years the property reverts to a more standard lease where you are able to offer the room for sale on the open market. In terms of the return you would receive 50% of the rate that your room generates.

Q. What financing options are available to us?

A. As with any purchase this is something that should be investigated yourself as everyone’s circumstances are different. However a variety of options including commercial mortgages, remortgaging of existing property and cash are possible alternatives. We can direct you to professionals on all of these matters.

Q. Is my deposit secure prior to completion?

A. Your exchange deposit is secured as part of the Premier Guarantee Certificate that also provides a 10 year warranty.

Q. Who do I use as a solicitor?

A. You are welcome to use your own solicitor but we will be appointing a panel to choose from who are familiar with the project. Graham and Rosen Solicitors an experienced firm in the hotel investment #eld we have agreed to appoint them as our recommended solicitor for the purchasers at The Flaxby. As part of our purchase package

The Skelwith Group are paying the £1000 fee charged by Graham and Rosen for their services. The appointed legal representative within the firm is Sheena Taylor who confirmed “The legal documents have been thoroughly vetted by us on behalf of prospective investors, who are buying a guaranteed return backed by a registered title to their hotel room”. Sheena can be contact on 01482 622737 or via email on skt@graham-rosen.co.uk .Sheena has worked with two other large developments of a similar nature and is happy to discuss the legal elements with you.

Q. Are there any VAT implications on the purchases?

A. Yes all prices are subject to VAT but this VAT is reclaimable on completion. Skelwith Leisure will meet the cost and organise for each purchaser to be registered for VAT if they are not already and then reclaim the vat for them using the Skelwith accountants. Therefore for example on a room priced at £100,000 (as an example) the actual price would be £100,000 plus VAT which is £117,500 - However £17,500 will be reclaimed at completion. As the VAT is a temporary payment all calculations will be made based on the net figure. I.e The 10% deposit would be on the £100,000 and the 7.5% will also be based on the £100,000.
