Lets Stand Up And Be Counted

My name is Gary Bennett and I run a business based in Newcastle Upon Tyne stuck and struggling in the "Credit Crunch" along with everyone else.

This is not your typical moan and I am not altogether pointing the finger of blame to the Banks, Politicians, Local Councils or others yet I know there are solutions to assist the main area of the "Credit Crunch" i.e. "Housing and Construction".

WE THE PEOPLE NEED TO DO SOMETHING NOW!

WE NEED ACTION FROM THE PEOPLE TO GET THE BANKS, POLITICIANS, LOCAL COUNCILS TO LISTEN AND TAKE ACTION.

ACTION GETS RESULTS! NOT WORDS!

WE ARE ALLOWING THEM TO PUSH US FURTHER INTO THE RECESSION.

LETS STOP IT NOW!

JOIN FORCES AND SAVE OUR JOBS AND COMMUNITIES.

We are now in a rental market which pushes everyone further back in the pecking order from the first time buyer, the property seller, DSS Benefit Holders, Sheltered Housing to the Homeless.

STIMULATE HOUSING AND THE CONSTRUCTION INDUSTRY WILL SHORTLY FOLLOW AND SO WILL THE REST OF THE BUSINESS WORLD.

TOO MANY REPOSSESSIONS and the properties staying empty for a long period of time whilst the unfortunate have to be re-housed.

TOO MANY houses being sold at Auction "Not normally a problem but in today's climate the properties in the same street and area are now in the "price comparison" department from the lenders valuers and surveyors.

How can a property that has been sold extremely cheap for whatever reason bring down everyone else's prices?

1. We need to stimulate demand, which stimulates growth, which increases our property prices, which stimulates jobs, which saves and gains revenue to the economy. 

2. There is no individual or moral comparison taken into account from the lenders valuers / surveyors.

3. There is very little to no quality or standard of the property being taken into account.

4. Lending criteria, especially for the first time buyer now having to raise @ 15% deposit has caused major problems to the housing and construction industry as little demand causes prices to drop even further, work becomes harder to find and with less work comes pay offs, redundancies, repossession, depression, suicide and a RECESSION. 

LET US HELP THE UNFORTUNATE AND OURSELVES FROM A TOTAL COLLAPSE OF OUR ECONOMY. 

I am NOT suggesting that the banks should lend so insanely as they were lending or that their total new criteria is wrong but the banks DO NEED TO START LENDING TO HOME BUYERS AND BUSINESSES TODAY NOT SOMETIME IN THE FUTURE.

In the housing lending market "Nationwide" allow the vendor to loan at 0% interest the 15% for a minimum term of 5 years to the purchaser so in effect the purchaser does not need an initial deposit and it is then repaid at 15% return when the property is sold or at the end of the term.

This also allows the vendor to retain market value and get a 15% at that given valuation.

Again, this retains the surrounding property value.

ALL BANKS SHOULD ADOPT THIS STRATEGY AS IT IS NOT THEIR EQUITY THEY ARE GIVING AWAY, IT IS WITHIN THEIR LENDING CRITERIA OF LOANING 85% OF THE PROPERTY VALUE AND IT IS THEIR VALUER WHO IS VALUING THE PROPERTY!

"THANKS" NATIONWIDE, BUT SHOUT IT FROM THE ROOFTOPS, LET EVERYONE KNOW YOU ARE DOING THIS AND HOPEFULLY THE REST OF THE LENDERS WILL FOLLOW.

With my main business being in the construction and the property sector and being personally stuck in the "credit crunch" I set up a One Stop Property Shop and Estate Agency in October 2008 to assist the housing sector with the "Simplicity Home Plan" with my life savings, which has now put my family and myself into financial difficulties to make a difference with the hope of getting through to the Politicians, Local Councils etc.

SO MUCH RED TAPE IT IS UNBELIEVABLE AND WITH NO AFFECT.
