Build Up Your Financing Options

Right now, almost anywhere in the world, getting finance is actually tougher than finding the deals...!

There are countless stories of investors with large amounts of funds still struggling to get deals financed.

So how can you improve your chances of getting deals financed?

Network!

Ask around, work out who seem to be the best, most pro active lenders in your area – whether in the UK or Overseas – for instance one particular bank, or one particular branch manager may be very good and pro active at giving finance.  Arrange meetings with them and any others recommended.

Paint a positive picture of what you are trying to achieve, and have good records of your current investments to show the bank.  Go in with a realistic plan and don’t ask for something that is unrealistic.

Look at other less orthodox lending options.

While I would never recommend overstretching yourself, it can be worth looking at credit card options – if you can get a property at a huge discount, it can be worth looking at credit card options – I know some people who manage to transfer debt around very well on credit cards!

Borrow from friends or family!  Again work out a clear contract/agreement and business relationship with them and have a clear exit strategy.

If you can bring good skills to the table and they bring the funds then can work as an equal relationship.

Borrow against your home – often this will give you the best borrowing rates you can get.  You can get a drawdown facility and often a very good rate.

So while there can be doom and gloom, there are plenty of lenders out there – remember lenders make money when they lend funds! 

So keep looking out and asking around!
