As a landlord you can log onto you very own page (via our website) which gives a list of you property/properties, it has documents you can view or download such as CP12, EPC, Photo's, last inspection report, inventory, each month a property settlement statement is uploaded and at the same time the rent is transferred to the landlords bank account, there is a calendar which shows the landlord when a tenant has started the tenancy and is due to leave (this is a great tool for landlords as they know when a void period in the rent may be coming up and can plan ahead), an automated system gives chantry and the landlord 2 months notice of the tenant leaving, we can be proactive by asking the tenant if they wish to extend the tenancy or if not we can start marketing the prperty to avoid a void period in the rental income.
There is also an interactive section where the landlord can ask questions direct to chantry office and a response sent directly back to the landlord. The feedback we have had since the launch in January 2009 has been excellent. One landlord said "how have we lived with out, it it's brilliant and very informative and easy to use".

ENVIRONMENT AGENCY LICENSE
One of the big problems Chantry Estates & Management has to overcome is when a tenant leaves a property without notice they leave behind there belongings. As a managing agent we need to get the property cleared ready to present the property to the market. We applied and received a waste management license which allows us to transport other peoples waste to the local recycling depot. We use Rooney's, off South Shore Road, Gateshead who charge by the 1/4, 1/2 & 1 ton and the staff there are very helpful.

Here at Chantry Estates & Management we recognized the need for a new/updated telephone system linked via our computers. Working together with BT we developed a state of the art system which allows us to have one telephone number for the company 417 5750. When you call this number the computer based in west road will route your call to the nearest telephone extension which is a available in any office, your call will be taken by a live person, if all lines are busy then you have to go to voice mail and we aim to return your call within the hour.
